The new building is a mixed-use development with commercial space and a parking lot on the ground floor, and two floors above ground designated for residential use. The basement includes storage rooms, technical rooms, bicycle storage, and a spacious garage with a total of 75 parking spaces.
The structure rests on various forms of shallow foundations - pad, strip, and raft foundations. Columns, walls, beams, slabs, and almost all walls are made of in-situ concrete. The number of masonry walls is very limited. All balcony slabs are thermally separated from the floor slabs through the use of Schöck Isokorb® elements to meet modern energy efficiency requirements. The stairs are prefabricated and were not part of our planning task. The roofs are flat, greened, and designed for the later installation of solar panels.
Our reinforcement plans were based on high-quality formwork plans, which was a very welcome change of pace from the usual way of working. We also had access to a 3D model of the entire structure in IFC format, which further shortened the planning time and, more importantly, reduced the likelihood of unwanted discrepancies between our model and those of other teams involved in the project.
